On the numbers side, here’s what we like to see:. 65% or lower loan-to-value ratio (LTV). 1st mortgage lien position. We prefer deals that take anywhere from 2 to 150 days, but we’ll do up to 365 days case-by-case (normally in markets with sound and predictable fundamentals). If possible, we prefer that the ground partner sourcing the deal has some of their own cash invested in it. Property Type: Residential, SFR, Condo, Townhome, Up to 4 units. Non-owner occupied only. Lien position: 1st Mortgage Only.
