Once full architectural drawings have been completed, applications for Planning Permission and Building Warrants can be submitted. The normal procedure is to apply for Planning Permission as a priority as this can take anywhere from eight to sixteen weeks, depending on a number of factors. Once Planning Permission is granted an application is then lodged for the Building Warrant. This process can take from two to six weeks depending on the complexity of the project. Energy performace calculations are required for all new houses in order to show that the proposed house will meet current building standards energy efficiency regulations. SAP calculations are required by Building Control for any new dwelling to show the overall efficiency of the proposed new dwelling.
