Ramblings of a wanna be hermit. June 6th, 2008. House Update @ 09:34 am. We had the inspection and put 5 items on the list for the seller to do before we buy. This is another common negotiation period, depending on what work needs to be done you can't expect everything. 1) Have the HVAC inspected and repaired - the radiators never got hot. 2) Put a screen and rain cap on the chimney. 3) Re-Connect the electric in the garage. 4) Repair all the outlets that don't work in the kitchen.
