Carefully designed structural modifications to allow for “opening” of some living spaces within a well-maintained original Craftsman style home. Additions designed to expand living areas of house while working within restrictions placed on historic neighborhood, and within proximity of structures listed on National Historic Register. Passive solar design with Rastra Block (insulating concrete form product using recycled polystyrene packaging in a concrete matrix) system used for all above-grade exterior walls, with directly applied stucco and plaster surfaces. Recycled and recyclable galvanized steel exterior deck, porch and stairway structures. Highly insulated roof-ceiling surface.

Main portions of structure are timber-framed with bolted connections to facilitate disassembly and reuse of timbers if necessary. Locally quarried limestone used on exterior and interior walls for durability and low-maintenance. Concrete tile roofing with recyclable metal edge trim, gutters and flashings also for durability and low-maintenance.
