Thursday, December 28, 2006. What inventories look like on a chart . To follow up on my last post, here is a chart showing total existing home inventory levels over the past six years. You can see that supply climbed steadily during the lion's share of the boom, then skyrocketed in 2005 and early 2006. That little, itty. Bitty sideways pattern of the past few months? That's what is responsible for all the happy talk about how we're "solving" the inventory problem. Posted by Mike Larson at 11:31 AM. Price...

Interest Rate Roundup: May 2006
http://interestrateroundup.blogspot.com/2006_05_01_archive.html
Wednesday, May 31, 2006. FOMC meeting minutes chock full of inflation worry. The meeting minutes for the last Federal Open Market Committee gathering just came out. They're chock full of inflation concern, a lot more than seen in the past. Some meaningful excerpts:. During the twelve months ending in March, overall inflation rose at a slightly faster pace than that in the preceding twelve-month period, while core prices for the same period increased a bit more slowly than in the previous year.". And now,...

Interest Rate Roundup: October 2006
http://interestrateroundup.blogspot.com/2006_10_01_archive.html
Tuesday, October 31, 2006. Don't forget: Last year, 40% of the existing homes purchased were bought as either vacation homes or investment homes, per the National Association of Realtors. That was the highest percentage of non-owner-occupant purchases ever. In other words, we likely have more non-owner-occupants than ever before. Here's something else to consider: The Census Bureau recently reported that the home vacancy rate. And what about all these new and existing homes bought up as flips? One other ...

Thursday, November 30, 2006. There's your breakout . Posted by Mike Larson at 12:26 PM. Wednesday, November 29, 2006. New home price GAINS? Today's report of a YOY gain in new home prices in October seems suspect to me. It just doesn't "fit" with everything I'm seeing and hearing in the market. Let me give you just one example of what's going on here in South Florida . Posted by Mike Larson at 3:49 PM. Inflation is dead . long live inflation! But have you noticed something recently? Sales fell to 1.0...

Interest Rate Roundup: August 2006
http://interestrateroundup.blogspot.com/2006_08_01_archive.html
Friday, August 25, 2006. Another subprime lending blowup. H&R Block released the following news late yesterday. I've highlighted some important passages . KANSAS CITY, Mo.- (BUSINESS WIRE)- Aug. 24, 2006- H&R Block Inc. today announced that it expects to record a provision for losses of $102.1 million. I've seen the same kind of bad news about defaults and delinquencies from other subprime lenders like FMT and FICC. Frankly, this is a symptom of a problem I've discussed in a number of forums the past...

Interest Rate Roundup: July 2006
http://interestrateroundup.blogspot.com/2006_07_01_archive.html
Monday, July 31, 2006. Deep thoughts about deepening inversion. What's wrong with the yield curve? It's inverted, that's what. And not just a little bit. At 5.25%, the federal funds rate is the highest rate on the curve and some maturities (like the five year note) are on fire. 5-year yields are now 4.91%, almost 35 basis points below fed funds. Posted by Mike Larson at 3:14 PM. Friday, July 28, 2006. Home vacancy rate at highest level ever. Too many of these speculators will not be able to sell, so they...

Friday, September 29, 2006. Thoughts on the new mortgage regs. Well, we finally got the new mortgage regulations/guidelines. But it's not like any type of loan was banned. And while more pre-closing disclosure documents warning about the risk of these "Frankenstein Financing" mortgages is nice, customers are already bombarded with page after page of disclosures when they take out a loan. Are they really going to benefit from being given even MORE? Anywhere, here's an AP story covering the regulations.

Interest Rate Roundup: April 2006
http://interestrateroundup.blogspot.com/2006_04_01_archive.html
Friday, April 28, 2006. Some quick observations to mull over this weekend. Then, you’ve got airlines hiking airfares. Shippers are hiking shipping rates. Hotels are charging more for rooms. Utility bills are rising. The list goes on and on. Even the totally cooked CPI numbers are showing signs of stress, with the beloved core rate up the most in a year last month. Posted by Mike Larson at 5:30 PM. Thursday, April 27, 2006. The TRUTH on the latest housing figures. So what about new homes? Well, the increa...
