The purpose of this Design and Construct project was to provide a modest home including a granny flat. An illusion of space within the narrow 339m² lot was created through the use of two garden courtyard spaces connected by the living area using extensive commercial laminated glazing and passive solar design. The client, a non profit organisation, requested a building for life. As an owner occupier, the building had to reflect the companys dynamic, contemporary image. A tight budget contrasted with a desire for a signature building that did not reflect the status quo in SubiCentro. The building was given generous side and rear setbacks to permit light to all elevations and ensure longevity for the building when adjacent sites were developed. Offices, Completed 2005. The intention of this home was to create a transparent connection from the living spaces to the vibrancy of Victoria Avenue. The movement of cyclists, pedestrian and vehicular traffic creates a dynamic sense of place. Large operable glazing panels control the western wind and weather as required. A large 1300m2 block, with facility for tennis court, swimming pool and outbuilding set the scene for the initial concept design. The location of the main building footprint as far forward on the site was necessary to allow space for these facilities while the vertical zoning provides a functional yet engaging 3 bedroom home for a young family.
